Valuations are also used for accounting purposes and can be an excellent financial planning tool, helping you answer important capital allocation questions, such as whether you should renovate a property or demolish and rebuild or if your property has the potential for further development. You can use them to determine a fair rental price for your property, what types of upgrades will most benefit you, and more.
HOW DOES A VALUATION WORK ?
A property valuation consists of the following steps:
- First, we define a mandate for the valuation clarifying the specific points to be studied.
- Then we gather all the legal and technical details of the property.
- We then analyze the data, outline our findings, and create a valuation report.
- Once it is ready, we sit down with you and go over the report in detail.
WHAT ARE THE ADVANTAGES OF GETTING A REAL ESTATE VALUATION ?
The primary advantage to having a real estate valuation performed is that you get an unbiased analysis of your property. This includes feedback on ways you can improve the value of your property. We avoid any conflicts of interest by declining to perform brokerage services on any property we formally evaluate.
HOW MUCH DOES A VALUATION COST ?
Every property is unique, and that means that the time needed to evaluate a property can vary greatly. Because of this, we often structure our fees on an hourly basis. The fees of our surveyors are CHF 200.- + VAT per hour. The fee for ancillary services, such as data gathering, is at CHF 80.- + VAT per hour. Administrative fees in the data gathering process (land registry, city records, etc.) and fees for supplementary advice from other trades, such as engineers, are discussed and agreed upon with the client prior to the start of the mandate to ensure that the total costs match the objectives of the study. An initial investment of 30% of the total fee for the valuation is paid upon signing the mandate.
